Washington MLS guide

How Does RMLS Work?

Regional Multiple Listing Service (RMLS) is a Portland-based MLS whose service area includes Southwest Washington, including Clark County.

Where Is RMLS Used in Washington?

For Washington sellers, RMLS is particularly relevant to Southwest Washington markets such as Vancouver and Battle Ground, across the Columbia River from the Portland area. RMLS is separate from NWMLS, Spokane MLS and PACMLS. Service areas can overlap, so a county name alone does not decide the MLS used for your listing.

Washington does not have one statewide MLS. Each system is separate, and listings are not automatically shared between them. See our Washington coverage directory for current city assignments.

How Does a Homeowner List on RMLS?

Homeowners cannot directly enter listings into RMLS. A participating licensed real estate brokerage handles MLS entry after the required listing agreement, property information and paperwork are completed.

With a flat fee listing, you provide the property information, description, photos, showing instructions and required Washington seller disclosures.

You retain control of the asking price, showings and negotiations. Request listing changes through the listing service and keep it informed when the property goes under contract or sells. Read the listing process for the steps from ordering to going live.

How Do Buyers and Agents Find RMLS Listings?

Agents use MLS listing information to find homes for their buyers and review property details, photos and showing instructions. Your contact information is shown on the MLS so agents can contact you directly.

Buyers may also discover listings on public real estate websites through data feeds and syndication. Display is controlled by the MLS and each website; a listing on RMLS is not a guarantee of a particular website's timing or presentation. On public websites, buyers may contact the listing office rather than the seller directly.

What Does a RMLS Listing Cost?

  • Standard, $299: 6-month MLS listing with up to 25 photos.
  • Premium, $349: 6-month MLS listing with up to 50 photos.

These are Washington Flat Fee MLS package prices, not fees charged directly to homeowners by RMLS. Compare the full details on our pricing page.

Frequently Asked Questions

How is my home listed on RMLS through this service?
Your listing is prepared from the property details, required forms and photos you provide, then entered on RMLS after the required paperwork is complete. You continue to handle showings, questions and offers.
How do I know whether RMLS is right for my property?
Use our Washington coverage directory as a starting point. Your MLS is confirmed with you when your listing is set up. If your city is not shown, contact us before ordering so we can confirm coverage for your property.
Will my RMLS listing appear on public real estate websites?
Listing information may reach public real estate websites through MLS data feeds and syndication. The MLS and each website control distribution and display, so timing and appearance on a particular website are not guaranteed.
Who handles offers and changes to my RMLS listing?
You review and negotiate offers and decide which buyer to accept. Send requested price, description and status changes to the listing service so the MLS record can be updated while your listing is active.
