Washington does not have a single statewide MLS. Each system below is separate, and listings are not automatically shared between them. Your listing is placed on the MLS that serves your property, and that MLS is confirmed with you when your listing is set up.
- Northwest Multiple Listing Service (NWMLS)
- NWMLS is the largest MLS in Washington and the primary MLS across Puget Sound, the Olympic Peninsula, much of western Washington and parts of central Washington.
- Regional Multiple Listing Service (RMLS)
- RMLS is a Portland-based MLS whose service area includes Southwest Washington, including Clark County.
- Pacific Regional MLS (PACMLS)
- PACMLS is a REALTOR®-owned regional MLS whose member associations include the Tri-City, Lower Yakima Valley and Whitman County associations.
- Spokane Association of REALTORS® MLS (Spokane MLS)
- The Spokane Association of REALTORS® operates the MLS used for Spokane-area listings.

Washington Coverage FAQ
Which MLS systems does Washington Flat Fee MLS currently cover?
We currently list properties on four Washington MLS systems: Northwest Multiple Listing Service (NWMLS), Regional Multiple Listing Service (RMLS), Spokane MLS and Pacific Regional MLS (PACMLS). We do not cover every MLS in Washington.
How do I know which MLS my property will be listed in?
Your listing is placed on the MLS that serves your property's area. Each city page shows the MLS for that city, and your MLS is confirmed with you when your listing is set up.
What if my Washington property is not in one of the cities currently shown on the Coverage page?
The cities shown are not a complete list of every area we can serve. If your property is elsewhere in Washington, contact us before ordering and we will confirm whether it falls within one of the four MLS systems we cover.
How much does a Washington Flat Fee MLS listing cost?
Standard is $299 for a 6-month listing with up to 25 photos. Premium is $349 for a 6-month listing with up to 50 photos.
Do I have to offer compensation to a buyer's agent?
No. You are not required to offer compensation to a buyer's agent in order to list. Any buyer-agent compensation is a matter you negotiate, typically as part of an offer.
Are there any transaction, closing, settlement, success or percentage fees when my property sells?
No. You pay only the upfront package price. There are no transaction, closing, settlement, success or percentage fees charged by this service.
Can I make changes to my listing after it goes live?
Yes. Both packages include listing status changes while your MLS listing is active.
